How do I pay rent?
Through the AppFolio tenant portal. ACH transfer is preferred and has no fee. Credit/debit card payments are available but incur a small processing fee. Auto-pay can be set up so you never miss a payment.
When is rent due?
The 1st of each month. Grace period through the 5th. Late fee on the 6th — amount specified in your lease (typically 10% of monthly rent or a flat fee, whichever is greater). Eviction proceedings can begin after the 15th.
What if I can't pay rent on time?
Contact Jatera ([email protected]) or call 405-927-4131 before the rent is late. We're a real business, not a robot — communication doesn't waive late fees but it does open conversations about payment plans that wouldn't happen otherwise.
How do I submit a maintenance request?
Through the AppFolio tenant portal under "Maintenance." Include photos and specific details. For emergencies, call 405-927-4131. Full guidance on the maintenance requests page.
Can I have pets?
Depends on the property — pet policy is set by the owner and disclosed in the listing. Most HCO properties allow pets with a pet deposit and monthly pet rent. Service animals and emotional support animals are not pets and are accommodated per fair housing law.
Can I have a roommate?
Yes, with prior approval. All adult occupants must apply, be screened, and be named on the lease. Co-signers also count. Adding an occupant after lease signing requires a lease amendment and additional screening.
How do lease renewals work?
90 days before your lease end, we contact you about renewal. If renewing, we send an updated lease with any rent adjustment for the next term. Renewals are typically completed 60–75 days before the current lease expires.
Can I break my lease early?
Yes, with notice. The exact terms are in your lease — typically you're responsible for rent until the property is re-leased, plus a re-leasing fee. We work to fill the property quickly to minimize your exposure.
Do I need renter's insurance?
Yes — required by your lease, typically with minimum $100,000 liability coverage plus personal property protection. Costs $15–$25/month from most providers. Your stuff is not covered by the landlord's insurance.
Who's responsible for what — landlord vs. tenant?
Specifics are in your lease. Generally: Landlord is responsible for major systems (roof, structural, HVAC, water heater, plumbing/electrical infrastructure), exterior, and lawn (some properties). Tenant is responsible for utilities, day-to-day cleanliness, minor repairs (light bulbs, batteries, drain hair removal), pest control on day-to-day issues (large infestations are different), and damage caused by tenant use.
Can I make changes to the property?
Minor changes (paint, hanging pictures, planting flowers) generally yes, with appropriate restoration before move-out. Major changes (structural, permanent fixtures, painting bold colors) require written approval. When in doubt, ask first — easier than restoring after.
What happens when my lease ends?
Three options: (1) Renew with updated lease — most common. (2) Convert to month-to-month if both parties agree — typically with a rent increase. (3) Move out — provide 30 days' written notice, follow move-out checklist, return keys, get security deposit refund (less legitimate deductions).
How and when do I get my security deposit back?
Within 30 days of move-out and key return, per Oklahoma law. We send an itemized statement showing the full deposit, any deductions (with explanations and receipts), and the refunded balance via the method you specify. Most tenants receive a full or near-full refund.
What's typically deducted from a security deposit?
Actual damage beyond normal wear and tear. Unpaid rent or fees. Unpaid utility bills the tenant was responsible for. Cleaning costs only if the property requires more than standard turnover cleaning. We don't deduct for normal wear and tear (carpet wear, minor scuffs, normal yard condition).
