What's the difference between full-service and leasing-only?
Full-service is everything — we find tenants AND manage the property ongoing. The management fee is tiered: 10% of monthly rent for 1–5 properties, 9% for 6–10, 8% for 10+. Leasing on full-service is 50% of first month's rent, bundled with management. Leasing-only is a standalone engagement for owners who want professional tenant placement but plan to self-manage — 2 months' rent, no ongoing management.
Can I switch from full-service to leasing-only or vice versa?
Yes. Owners frequently start with full-service then move to leasing-only (or stop using us entirely) once they're comfortable managing themselves. The reverse also happens — owners doing leasing-only often switch to full-service after the first year when they realize how much work ongoing management actually is.
Do you require a minimum management contract length?
Standard contracts run 12 months and renew annually. Owners can terminate with 30 days' written notice — we don't believe in trapping owners in management agreements. The full termination process is documented in your management agreement.
What types of properties do you manage?
Single-family rentals, small multifamily (duplex, triplex, quadplex), and townhomes/condos across the OKC metro. We don't currently manage large multifamily complexes (50+ units) or commercial property.
Do you serve property owners who live out of state?
Yes — out-of-state owners are a substantial share of our portfolio. The AppFolio owner portal gives you real-time visibility into your property, financials, and maintenance history. We handle the on-the-ground work; you handle the strategic decisions.
How quickly can you get my property listed and leased?
Typical turnaround from signed management agreement to active listing is 3–5 business days (sooner if photos and disclosures are already prepared). Average time-to-lease for a market-rate OKC metro single-family rental is 14–28 days depending on season, condition, and pricing.
