Pricing transparency

Our full fee schedule is posted at /pricing. Most OKC property managers won't show you their rates without a call — we publish ours because we'd rather you compare us on numbers than wonder.

No maintenance markup

When a vendor invoices $150, you pay $150. We don't add a 10–20% markup, we don't take vendor kickbacks, and we don't pad turnover costs. Maintenance markup is the most common hidden charge in property management — we don't have it.

Local, in person

We're based at 1224 S Kelly Ave in Edmond. Our team walks properties, meets tenants, and knows OKC metro neighborhoods because we live and work here. Not a national chain managing remotely.

Pricing

10% · 9% · 8% tiered management. 50% of first month's rent for placement. $300 on renewal.

Your rate drops as your portfolio grows: 10% for 1–5 properties, 9% for 6–10, 8% for 10+. No setup fee. No maintenance markup. The full breakdown — including the Resident Benefit Package and pet policy — is on the Pricing page.
