Most owners come to us for full-service property management. Some want only the leasing piece, or just need help filling a vacancy. Pick what fits — pricing is posted up front for all three.
We handle everything: marketing, tenants, rent, maintenance, accounting, reporting. You see the deposit, we handle the rest.
Bundled with ongoing management: we find and place the tenant for half the first month's rent. Photos, listing, showings, full screening, lease.
No ongoing management. We fill the vacancy with a screened tenant — you take it from there. Same rigor as full-service placement.

Pricing transparency
Our full fee schedule is posted at /pricing. Most OKC property managers won't show you their rates without a call — we publish ours because we'd rather you compare us on numbers than wonder.
No maintenance markup
When a vendor invoices $150, you pay $150. We don't add a 10–20% markup, we don't take vendor kickbacks, and we don't pad turnover costs. Maintenance markup is the most common hidden charge in property management — we don't have it.
Local, in person
We're based at 1224 S Kelly Ave in Edmond. Our team walks properties, meets tenants, and knows OKC metro neighborhoods because we live and work here. Not a national chain managing remotely.
